Yes – we know how much the gap matters. Our proposals would retain over 60% of the site as accessible open space and green and blue infrastructure, helping to maintain a clear sense of separation between Didcot and East Hagbourne while locating new homes within defined development areas.

Yes – the pressing need to build more new homes in the area is recognised by South Oxfordshire District Council (SODC).

The government now requires SODC’s next Local Plan to deliver a minimum of 23,500 new homes in the district by 2045 to meet its own housing needs. This equates to 1,242 new homes per year.

South Oxfordshire’s central location and attractiveness make it a very popular place for people to live but due to the current cost and shortages of housing in the area, many local families are priced out from buying a place here that they can call home.

40% of the new homes we’re proposing will be affordable and we would welcome your comments about the type and tenure of homes that you think might be needed in the area.

We’ve taken time to design a set of proposals that safeguards key views and delivers new tree screening to reduce the visual impact of the new homes. We are committed to delivering a scheme that enhances and complements this part of South Oxfordshire.

We’re committed to delivering a net gain in biodiversity on site as part of our proposals. Over 60% of the site will be retained for new accessible open space and new habitats. We have been exploring incorporating wildlife-friendly features such as bird nesting areas and wildflower meadows into our proposals.

We would really welcome your views during our consultation about the type of features we could incorporate into our final plans that help to promote biodiversity and sustainability.

As part of our extensive design process we’ve considered the impact of our proposals on existing infrastructure which includes work such as transport modelling. We’re committed to delivering new sustainable travel connections across our site to reduce people’s dependence on the private car to move around.

We’re holding a public consultation between 28th September and 16th October 2026 to hear everyone’s comments and views on our proposals.

After this we’ll carefully consider all feedback received to help shape our final outline planning application which we intend to submit to South Oxfordshire District Council in late autumn 2026.
